Future development and business opportunities
In addition to this 'already' great business, there is potential for future development including the addition of a 'whole new business'. This could be run by the owners or perhaps leased out. This building has excellent main street exposure and would be perfect to develop. Perhaps:

Below is a photo of the inside of this building. As you can see, the floor has been re-leveled and covered, there is new gyprock and new paint. It is currently only being used as a store room. Just next to this (part of the same building) is yet another store room which is used to store soft drink etc.
